Our Fees are charged in two stages:-

The Initial Retainer Fee In order to launch your search we charge a fee of €750, which is deductible from the Completion Fee should a purchase be made. This entitles you to a 6-month search period during which we will conduct a comprehensive search of local estate agents, private sellers and new builds for properties fitting your search criteria. We will then visit suitable properties and deliver you with a detailed report of any properties we find that we think would be suitable for your requirements. Once you decide to visit in person one or more suggested properties, we will arrange for viewings and accompany you to each property.

The Completion Fee - Once you have found a property you wish to buy and have agreed a purchase price, you will sign a legally binding document called a Compromis de Vente. Upon signing this document, the buyer is committed to the sale to you at the price stated. You then have a cooling off period of 7 working days, during which you may decide to back out of the purchase with no financial penalty. Once this period has lapsed, our completion fee is then due. This is calculated as follows:

Up to €500,000	2% (minimum €5000)
€500,000 to €1million	1.5%
€1million and over	1%

Please note, that in the unlikely event that you should pull out of the purchase after the cooling off period of the Compromis de Vente has lapsed, the Completion Fee will remain due.
